Many landlords search for a landlord electrical safety certificate. In practice, the document usually needed is an Electrical Installation Condition Report, or EICR. It checks the fixed wiring and gives you a digital report you can share with tenants, letting agents, councils or insurers.

Is this the same as a landlord electrical safety certificate?

Yes. Many landlords call it a landlord electrical safety certificate, but the report is usually an Electrical Installation Condition Report (EICR). We provide the digital EICR certificate for your records, tenant, agent or council if needed.

How does the renewal register work?

Send us the address, postcode, and (if you have it) the last EICR date. We add the property to our calendar and book the visit when renewal is due. Add multiple properties in one message and we'll set them up as a single batch.

When do reminders start?

90, 60, 30 and 7 days before the next EICR is due. The 7-day reminder also goes by SMS if we have a mobile number for you.

What if a property is an HMO?

HMOs follow the same 5-year EICR cycle. If you also need PAT or communal-area checks, mention it when you add the property and we'll quote accordingly.

How much does a landlord EICR cost?

£175 per property for 1–3 properties. Volume tiers apply: £165 each for 4–9 properties, £155 each for 10+ properties (all on the same renewal register and billed together). See our prices for the full breakdown.

Is an EICR a legal requirement for landlords?

Yes for most tenancies in England. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require a satisfactory EICR at the start of each new tenancy and at least every 5 years. Local authorities can issue fines up to £30,000 for non-compliance.

Can you send the certificate to my letting agent?

We send the digital certificate to you and to your letting agent if you provide their email. The report follows the standard UK EICR layout used across the lettings industry.

How long does a landlord EICR take?

About 1–2 hours for a typical 1–3 bed rental. Larger HMOs may take longer. We confirm an estimate with your quote and arrange a tenant-friendly time slot.
