What the EICR checks

An EICR checks the fixed electrical installation: consumer unit, circuits, earthing, bonding, accessories and signs of damage or deterioration. The report records whether the installation is satisfactory or whether remedial work is needed.

Electrical safety certificate questions

Is an electrical safety certificate the same as an EICR?

For fixed wiring, yes. Most landlords, agents and insurers asking for an electrical safety certificate are asking for an Electrical Installation Condition Report, usually shortened to EICR.

Do landlords need an electrical safety certificate?

Most rented homes in England need a satisfactory EICR at least every 5 years, and at the start of most new tenancies. We provide the digital report and can send it to your letting agent if needed.

Can businesses use this page too?

Yes. For shops, offices, salons and similar small business premises, the same fixed wiring report is usually called a commercial EICR, fixed wire test or periodic inspection.

How much does it cost?

Landlord EICRs are fixed from £175 per property. Business EICRs are quoted after we see the previous report, board photos, access details and premises type.

What if my certificate is not due yet?

Send the last EICR date if you know it. We can note the renewal date and leave you alone until closer to the time.
